For REITs and property managers on Yardi Voyager, the property, building and unit structure lives in Voyager, and utility bills are paid through Voyager payables. Trace Global uses that structure to map every meter to a property and to separate house meters from tenant and vacant-unit meters.
Yardi controls third-party access through its Standard Interface Partnership Program, and the interfaces your Voyager license includes determine what we can read through web services. Where an interface is not licensed, we use scheduled report exports and the Voyager ETL import for payables, which your Yardi administrator runs or schedules.
Audited invoices are imported as payables with property, GL account and expense type set, so they follow your existing approval workflow.
How the data feeds the audit
- Find utility accounts still billing for sold properties.
- Identify vacant-unit electric charges that should move back to the tenant of record or be closed.
- Detect duplicate payables for the same account and period across properties.
- Support utility expense recovery by separating common-area and unit consumption.
Setup
- 1Confirm which Yardi interfaces your Voyager license includes.
- 2Grant Trace Global access through the interface or scheduled report exports.
- 3Map utility accounts to property and unit codes.
- 4Set up the ETL payables import template for audited invoices.
- 5Reconcile one month of payables before switching on imports.
