RealPage and Trace Global

Use RealPage OneSite property, unit and occupancy data to map meters and find vacant-unit and closed-site utility charges.

Vendor
RealPage
Method
RealPage Exchange (RPX) web services for OneSite property, unit and lease data, plus payables exports
Direction
Inbound to Trace Global
Typical setup
2 to 3 weeks

Multifamily operators on RealPage OneSite keep the unit roster, lease dates and move-in and move-out history in RealPage. That data tells us which meters should be in the owner's name on any given day, which is the core of vacant-unit and closed-account audits.

Trace Global reads property, unit and lease data through RealPage Exchange (RPX) web services, using credentials RealPage issues for your properties. For payables, we work from scheduled exports from your accounting system, whether that is RealPage Accounting or an ERP.

The connection is read-only. Resident utility billing and submetering in RealPage are not changed.

How the data feeds the audit

  • Find vacant-unit electric charges that run long after a new resident moves in.
  • Catch common-area and unit meters that are crossed at the service address.
  • Detect utility accounts still active at properties that left the portfolio.
  • Separate owner-paid and resident-paid charges for expense recovery reporting.

Setup

  1. 1Request RPX credentials for Trace Global from your RealPage administrator.
  2. 2Select the properties in scope.
  3. 3Schedule a payables export from your accounting system.
  4. 4Approve the meter-to-unit mapping.
  5. 5Review the first vacant-unit charge report.
