MRI Software and Trace Global
Map meters to MRI properties and leases, reconcile utility payables in MRI Financials and import audited invoices.
- Vendor
- MRI Software
- Method
- MRI web APIs available to MRI partners, plus AP invoice import files for MRI Financials
- Direction
- Bidirectional
- Typical setup
- 2 to 4 weeks
Commercial and residential owners on MRI keep the property and lease structure in MRI and pay utility bills through MRI Financials. Trace Global uses that structure to tie every meter to a property, building and, where relevant, a tenant lease with utility recovery terms.
We connect through the web APIs MRI makes available to its partners, with access your MRI administrator approves. Where an API is not enabled, we use scheduled exports and the standard AP invoice import, so the outcome is the same with one more manual step.
Audited invoices are imported with entity, property and GL coding, and follow your existing approval workflow.
How the data feeds the audit
- Find meters billed to the owner that the lease assigns to a tenant.
- Detect utility accounts still active at sold or vacated properties.
- Catch duplicate payables across entities for the same utility account.
- Calculate late fees from MRI payment dates against utility due dates.
Setup
- 1Ask your MRI administrator to enable partner API access for Trace Global.
- 2Select the entities and properties in scope.
- 3Map utility accounts to properties, buildings and suites.
- 4Set up the AP invoice import for audited bills.
- 5Reconcile one month of payables before enabling imports.
